Delhi’s Next Planned Sub-City: Why Narela Could Become North Delhi’s Next Big Growth Hub

Narela is gradually moving from being known primarily as Delhi’s northern edge to becoming an important planned urban-development zone. With proposed and approved infrastructure around Metro connectivity, Namo Bharat RRTS, education, sports infrastructure, highways and planned urban development, Narela is increasingly being discussed as one of Delhi’s major future growth areas.

For homebuyers and property investors, the important point is to separate projects that are operational, projects that have been sanctioned, and projects that are still proposed/planned.

Narela as Delhi’s Next Planned Sub-City

Narela is not a newly imagined township. Its development has been part of Delhi’s planned urban expansion for decades.

According to the Delhi Development Authority (DDA), Narela is one of Delhi’s major urban-extension areas, alongside developments such as Rohini and Dwarka. DDA’s planning documents identify Narela Sub-City as a major planned development area.  

DDA’s current planning portal also specifically provides information relating to MPD-2047 and “MPD 2047 Narela Explained,” showing that Narela continues to have an important place in Delhi’s long-term planning framework.  

The transformation is particularly interesting because multiple kinds of infrastructure are developing together:

  • ? Delhi Metro connectivity
  • ? Namo Bharat RRTS planning
  • ? Educational institutions and an Educational City
  • ?? Sports infrastructure
  • ?? Major road and expressway connectivity
  • ?? Residential development
  • ? Planned green spaces
  • ? Potential employment and commercial activity

This combination can be important for the creation of a self-sustaining urban centre, rather than simply another residential pocket.

 

1. Delhi Metro: Rithala–Narela–Kundli Corridor

One of the biggest connectivity developments for Narela is the Rithala–Narela–Nathupur (Kundli) corridor of Delhi Metro Phase IV.

The Union Cabinet approved this 26.463-km corridor, which will extend the existing Red Line northwards towards Narela and Haryana. The project comprises 21 elevated stations and is intended to improve connectivity between Rithala, Rohini, Bawana, Narela and Kundli.  

Proposed stations include:

  1. Rithala
  2. Rohini Sector 25
  3. Rohini Sector 26
  4. Rohini Sector 31
  5. Rohini Sector 32
  6. Rohini Sector 36
  7. Barwala
  8. Rohini Sector 35
  9. Rohini Sector 34
  10. Bawana Industrial Area – Sector 3 & 4
  11. Bawana Industrial Area – Sector 1 & 2
  12. Bawana JJ Colony
  13. Sanoth
  14. New Sanoth
  15. Depot Station
  16. Bhorgarh Village
  17. Anaj Mandi Narela
  18. Narela DDA Sports Complex
  19. Narela
  20. Narela Sector 5
  21. Kundli/Nathupur area

The corridor is particularly significant for Rohini and Narela property connectivity because several Rohini sectors will receive direct access to the extended Red Line.

Why is this important for property?

Metro connectivity can improve the practical accessibility of residential areas by making daily commuting easier.

For Narela, the proposed corridor could provide better access towards:

Rohini → Rithala → Central Delhi

and towards:

Narela → Kundli → Haryana

However, buyers should remember that metro approval does not mean the line is already operational. The Rithala–Narela–Nathupur corridor is a sanctioned project, and its construction/completion timeline should be tracked through official DMRC updates.

 

2. Namo Bharat RRTS: Narela’s Regional Connectivity Opportunity

Another major development is the proposed Delhi–Panipat–Karnal Namo Bharat RRTS corridor.

The corridor is planned from Sarai Kale Khan in Delhi towards Panipat and Karnal in Haryana, with a total proposed length of approximately 136.3 km.

The Delhi section includes proposed stations such as:

  • Indraprastha
  • Kashmere Gate
  • Jharoda Majra
  • Bhalaswa
  • Alipur
  • Narela

The Delhi Government’s Economic Survey 2025–26 describes the proposed corridor and identifies Narela as one of the Delhi stations.  

But here is an important update for property buyers

The status of the RRTS project needs to be described carefully.

As of August 2026, the Ministry of Housing and Urban Affairs stated that NCRTC had submitted DPRs for several Namo Bharat corridors, including Delhi to Karnal, and that such proposals were undergoing examination by the Central Government.  

At the same time, NCRTC procurement activity is already visible for enabling works associated with the Delhi–Panipat–Karnal corridor, including utility shifting and road-related works.  

Therefore, it would be incorrect to advertise the Narela RRTS as an already operational railway line.

For investors, the correct description is:

Narela is planned to be connected to the Delhi–Panipat–Karnal Namo Bharat RRTS corridor, while the project continues through its approval, preparatory and implementation stages.

That distinction is important when making a property investment decision.

 

3. Narela Educational City: A Major Long-Term Growth Driver

Infrastructure isn’t only about roads and trains.

One of the most interesting developments planned for Narela is the Educational City.

DDA invited expressions of interest for development and operation of an Educational City on approximately 60.71 acres in Sector G-7 and G-8, Narela. The project is intended to create a large educational ecosystem rather than simply one institution.  

The proposed development includes components such as:

  • Academic facilities
  • Administration
  • Residential facilities
  • Sports and cultural activities
  • Parks and landscaping
  • Supporting infrastructure

The DDA document provides for a 55-year licence period for development and operation of the Educational City.  

Narela is already attracting educational institutions

The education story goes beyond the Educational City project.

DDA has also worked towards developing Narela as an education hub, with land allotted to various government universities and institutions. Earlier DDA material reported allocations involving institutions including Delhi Technological University, GGSIPU, DSEU, IIIT-Delhi, Delhi Teachers University and others.
